About

A turn crew that works the way a property manager does

We began as a paint crew for landlords in the Ironbound and learned that the paint is the easy part. The hard part is the schedule, the keys and knowing what happened in the unit.

So every turn here has one coordinator, a written work order, a fixed number of days and a photo report. We work in Essex and Union counties, in English and Spanish, and we say no to jobs that are really rehabs.

  • One coordinator for the whole turn

  • Spanish and Portuguese spoken on the crews

  • A work order before the first brush

The office and crew leads

Who answers when you call

Twelve of us in all: two paint-and-patch crews, a floors and fixtures crew and the office.

  • Corinne Boatwright

    Owner and general contractor

Started the company with one paint crew and now runs twelve people. Writes the work orders for every first turn in a new building.

  • Wilmer Andrade

    Turn coordinator

Your point of contact on the days of a turn: keys, access, the final walk. Speaks Spanish and English.

  • Rogerio Silva

    Lead painter and drywall

Runs the paint-and-patch crews. Speaks Portuguese and English.

  • Chanelle Pluviose

    Scheduling and photo reports

Books the turns, sends the work orders and checks every photo report before it goes out.

Working with landlords

How we work with landlords

  • One house sheet

Your colors, hardware and lock brand, kept on file so unit twelve matches unit one.

  • One person to call

Your coordinator answers on the days of a turn. After hours, text us and we reply the next business morning.

  • One invoice per unit

Each unit is billed on its own work order, so your books match your buildings.

Landlords

What landlords and managers say

“The report came with a photo of every room and a list of what was swapped, so I stopped driving over on day three. The next tenant moved in on schedule.”

Elbert T.Owner of a six-unit building, Roselle

“I keep my paint color and my lock brand on the house sheet. Every unit comes back the same, and I don't have to explain it again.”

Jacklyn R.Landlord of two three-families, Hillside

“When they opened the bathroom wall and found a leak, I had photos and a priced change order before lunch. I approved it from my phone.”

Krzysztof D.Property manager, Cranford
