What changes the price
Three things that move the number
Volume
One truckload is on the turn sheet. More is priced by the load, and we estimate it from your day-one photos.
Stairs and access
A fourth-floor walk-up takes longer than a ground-floor unit. We ask about stairs, elevators and parking when you book.
What's left behind
Mattresses, appliances and anything hazardous have their own handling. We list them on the work order.
Rules
What you can and can't throw out
In New Jersey, what a tenant leaves behind can carry legal handling rules before it's thrown out. Your attorney or the court sets them, and we start only when you tell us the unit is cleared for work.
Paint, solvents, batteries, fluorescent tubes and refrigerants can't go in a dumpster. We set them aside and tell you how they go.
Questions about this job
Do you take furniture a tenant abandoned?
We haul it once you confirm you're cleared to remove it. Ask your attorney first; New Jersey has rules about a tenant's belongings.
Is the deep clean part of every turn?
Yes. It's a line on the turn sheet, with one truckload of trash-out.
Can you clean without painting?
Yes. A clean-out alone is quoted from photos, and we can schedule it the next business day if the crew is free.
Send us the unit
Unit type, the date the keys are free and a few photos are enough for a written work order.
