Floors
Floors that last the next lease
We repair what can be repaired, replace what can't, and say which on the work order.
What we do
Lifting or damaged vinyl plank re-seated or replaced
Cracked tile and loose grout repaired
Transition strips and thresholds reset
Old carpet pulled and hauled
Subfloor checked wherever a board has lifted
Hardwood screen-and-recoat quoted separately

What changes the price
Three things that move the number
Repair or replace
A few bad planks are a repair. A floor that has moved or cupped is a replacement, and we show you why with photos.
Room size and layout
Price follows the square footage and the cuts. A kitchen with an island costs more per foot than a bedroom.
The subfloor
Sound subfloor is invisible and costs nothing. A soft or wet one is a change order, priced before we go on.
Rules
Permits, moisture and old tile
Floor work in a rental usually needs no permit. If we find a wet or rotted subfloor, we stop, photograph it and write a change order before going on.
Old vinyl tile and its adhesive in older buildings can contain asbestos. We don't sand or break it up. We stop and tell you who tests and removes it.
Questions about this job
Do you refinish hardwood?
A light screen-and-recoat is an add-on we quote after seeing the floor. Full sanding and staining is a different crew, and we'll say so.
Which flooring do you install?
Vinyl plank and tile for rentals. You pick the grade and color once, and it goes on your house sheet.
How long does a floor add?
A repair adds hours. A full room of plank adds a day. The work order says which, and moves the return date if needed.
Send us the unit
Unit type, the date the keys are free and a few photos are enough for a written work order.
