What changes the price
Three things that move the number
Rooms and ceiling height
The turn sheet prices by unit type. A tall ceiling, a stairwell or a long hallway moves a unit up a column.
Condition of the walls
Smoke, crayon, heavy patching and wallpaper take prep time. We photograph them on day one and price them before we start.
Color changes
Your house color is the base price. A dark-to-light change or an accent wall needs extra coats and is added to the work order.
Rules
Permits and older buildings
Interior painting and patching needs no permit. In a building built before 1978 the EPA's rule on lead paint covers paid prep and paint work, and we follow it: plastic sheeting, wet methods and a HEPA cleanup. Repairs under 6 square feet are exempt.
We keep your paint brand, color code and sheen on your house sheet, so every unit you send us matches the last.
Questions about this job
Do you paint over wallpaper?
We strip it or skim over it, depending on the wall behind it. It's an add-on, priced from photos before the work order is final.
What if the tenant painted dark colors?
We prime with a stain-blocking primer and count the extra coats on the work order. You see the line before we start.
Do you paint cabinets?
Yes, as an add-on. See kitchen and bath refresh for how it's priced.
Send us the unit
Unit type, the date the keys are free and a few photos are enough for a written work order.
