A work order

What the paper looks like

Every turn starts with one like this: the lines, what each covers and the date the keys come back.

What the paper looks like
Sample work order: one-bedroom, with add-onsA 1-bedroom turn plus a re-glazed tub and new flooring in the kitchen.
1-bedroom standard turn
Vinyl plank in the kitchen, about 90 sq ft

Your work order lists the lines for your unit, each priced before we start.

Add-ons

Priced add-ons

The price of each depends on the unit, and it's written on the work order before the add-on is added.

How pricing works

What moves the price

  • What decides the price

Unit size, the condition the last tenant left, how many add-ons you choose and how many flights of stairs the crew carries things up.

  • What the work order includes

Each line with its price, what's not included, the days the job takes and the date the keys come back.

  • What happens at the walk-through

About thirty minutes, with the unit empty. Bring the keys and tell us your house colors.

  • Deposit and payment

Written on the work order as New Jersey rules require. Landlords with several units can be invoiced per unit.

  • If something changes

A change order with a photo and a price comes before any added work, never after.

  • When you get the number

The day of the walk-through, in writing. The turn sheet above is the starting point.

We don't print an average: units differ too much.
